This policy applies to the Gemini Capital Management, LLC real-estate website and related leasing inquiries, resident-service requests and communications received by email, phone or mail. Gemini Capital Management and the applicable property ownership entities may handle information relevant to a particular property or tenancy. Separate notices may apply to employment records, investor services, applications and screening.
Information you provide
When you contact us or submit a website form, we receive the information you enter, such as your name, email address, telephone number, property address or unit, inquiry purpose and message. Maintenance requests may include repair descriptions and access instructions. Commercial applications may include business details, references and other information requested in the application. Do not submit Social Security numbers, bank account information, identity documents or financial records through the general contact or maintenance forms.
Other sources of information
We may receive information from listing and application providers, people you identify as references, authorized representatives and other sources permitted by law. Application and screening services may request income, employment, rental-history, identity or other information appropriate to their process. Screening authorizations and applicable notices are handled through the relevant application process; this website policy does not replace them.
How information is used
We use information to respond to questions, communicate about available properties, process inquiries and applications, coordinate tenant services and maintenance, maintain business records, and address security, fraud prevention and legal obligations. Submitting an inquiry does not create a tenancy, reserve a property or guarantee approval.
Communications and choices
We may contact you about your inquiry, application, tenancy or service request using the contact details you provide. You can ask us to stop optional promotional communications using the contact information below or any unsubscribe instructions provided with a marketing message. This does not prevent necessary transaction, service or legally required communications. Submitting a general inquiry is not an agreement to unrelated automated marketing calls or texts.
Website forms and service providers
Contact and maintenance submissions are stored in our website system and emailed to the appropriate Gemini team members. Providers that host our website, deliver email or operate connected services may process information needed to provide those services. Access and disclosure may also be necessary to comply with legal obligations or protect lawful rights. Information relevant to a particular rental or service may be shared with the applicable property ownership entity and authorized personnel. If a property, business or related assets are transferred, relevant records may be provided to the parties involved as permitted by law and subject to applicable confidentiality and privacy obligations.
Listings, applications and other platforms
Our residential leasing path uses ShowMojo, and commercial listings use CPIX/Resimplifi. The commercial application opens in Google Forms, with responses handled through Google Workspace. Supporting documents, when requested separately, use an individually arranged collection process. Property-management records are maintained in Yardi Breeze Premier. The existing-investor link opens InvestNext. These services have their own terms, privacy practices and data-handling features; review their notices before submitting information. A service’s inclusion here does not mean that general website inquiries are automatically transferred to every listed provider.
Cookies and website activity
Website hosting and embedded services may process technical information such as IP addresses, browser or device details, requested pages and security logs. Cookies or similar technologies may support security, preferences and embedded features. The connected listing and application providers may collect technical information when their features load or are used, including before you submit a form. Review those providers’ notices for details. You can manage cookies through your browser, although restricting them may affect some features. Browser settings do not replace other privacy rights or controls available under applicable law. We will update this notice to identify the final analytics or advertising tools and applicable choices before those tools are enabled on the replacement website.
Retention and security
Retention depends on the type of record, the purpose for which it was collected, applicable legal requirements and the systems used to maintain it. Records may need to be kept for tenancy administration, accounting, legal claims or other lawful obligations. Backup or archived copies may remain until their normal replacement or deletion cycle. No website, email service or online storage system can guarantee complete security. Use only the document-submission method provided by our team for sensitive records.
